South Florida · Industrial & Office

Tenant and buyer representation, nothing else.

A boutique advisory firm built around industrial space — warehouse, distribution and flex requirements are the bulk of our work, with office assignments alongside them across Miami-Dade and Broward. We hold no landlord listings that compete with your interests.

Property Tracker

We built our own matching portal.

Rather than forward you a listing dump, we run a custom-built portal on a curated database of the properties we are actively tracking for live requirements, your brief, and the matches between them.

It is a working shortlist, not a full market inventory — we add and verify space against your brief as we canvass ownership representatives, so what you see is what is genuinely worth your time.

Accounts are set up by us — there is no self-registration. Clients receive a direct access link by email.

Services

Four mandates, one point of contact.

Every engagement starts with your operating plan — headcount, throughput, truck court, power, timing — then works outward to the buildings that fit it.

Our work

Deals closed. Problems solved.

Here is our work since 2021 — warehouse, flex and office transactions concentrated in the Miami-Dade industrial submarkets, with selected assignments elsewhere in Florida, and case studies from those mandates.

Tracked supply

Industrial parks we track.

Class A parks across the South Florida submarkets. We verify availability with the ownership representatives directly — the brokers who hold the listing on the landlord's side — so what you see reflects what is actually leasable, not a stale flyer.

Your matched shortlist lives in our Property Tracker

The parks above are a sample of tracked supply. Once we hold your brief, the Tracker carries the options we have verified against it — including space never listed publicly. We set up the account and email your access link.

About

A small firm, deliberately.

Founded in 2011 with a broader commercial practice, in 2019 we narrowed the practice to industrial and office — the two asset classes where submarket knowledge and negotiation leverage still decide the outcome.

Today we work with warehouse, flex, office and professional users to identify opportunities, evaluate alternatives, negotiate business terms and support long-term occupancy strategy.

Tools

Size the requirement before you tour.

Quick models we run for clients at the start of a search. They get you to a credible number — the real answer depends on the building.

Exclude office, mezzanine and any conditioned space — warehouse floor only.
Underside of the lowest obstruction, not the roof deck.
Product plus the pallet itself. 48″ is a common default.

Planning estimate only. Column spacing, fire code and commodity classification, dock and staging depth, and the racking layout itself will move this number — often by 10–15%. We model it properly against a specific building.

Usable square feet. Landlords quote rentable, which adds a load factor for lobbies and common areas — typically 12–18% in Miami, so budget accordingly. A test fit against a specific floor plate is the only way to confirm it.

Both routes are shown net of operating expenses, taxes and insurance — under an NNN lease you carry those either way, so they cancel. Exit assumes a 6% cost of sale. Not tax advice: depreciation, interest deductibility and the structure you buy in will move the answer, sometimes materially. Talk to your CPA alongside us.

Optional. We will email the schedule and introduce you to lenders active in this asset class.

On its way.

We will follow up shortly.

Estimate only, and not a loan offer. Rate, term, amortization and the down payment a lender will accept depend on the property, your financials and the guarantee structure. Tax and insurance are modelled as a percentage of price — Miami-Dade millage and windstorm coverage vary widely by building.
