Overall, pre-2000 built condo stock has sold at average price PSF $349, compared to 2000-2015 at $395 (13.1% premium) and post-2015 built which has sold at $589 PSF (68.6% premium over condos built pre-2000). It’s important to note that average unit size for the oldest category is 1,267 SF, followed by 1,069 SF and the newest stock rebounding in size to 1,241 SF.
Rents follow a similar pattern although significantly smaller delta between pre-2000 and post-2015: Average rent PSF for pre-2000 is $2.18, for 2000-2015 $2.48 or 13.8% premium, and for post-2015 average rent PSF $2.91 or 33.1% premium over pre-2000 built apartments.
