AREA ASSESSMENT
We prepare a custom report identifying pricing and inventory trends in the immediate area. An area surveyed depends on the amount of available data. For condominiums, we prefer to examine only available and sold units in a particular building or community but for single-family homes, we have to expand the search radius to collect sufficient data.
PROPERTY VALUATION
We identify and assign value to any differences between your property and comparable properties associated with their location, land and improved areas, number of bedrooms and bathrooms, amenities and finishes, and others in order to provide you with the anticipated sale price and the suggested listing price.
MARKET CYCLE
Timing is everything and we all strive to sell at the top of the market cycle. We study the historical movement of median prices as well as the average price per square foot of sold properties in an area, any increases or decreases to inventory levels, and adjustments to average marketing time before a property is sold.
