Inventory levels continue to steadily increase across all surveyed neighborhoods. Following 2 numbers behind each neighborhood represent inventory level as of October of 2018 and inventory level as of May of 2019:
Coral Gables (9.2 months, 12.5 months), Pinecrest (10.4 months, 12.5 months), East Kendall (4.9 months, 6.0 months), Miami Shores (5.6 months, 7.7 months), Key Biscayne (25.6 months, 27.8 months), Coconut Grove (11.4 months, 14.6 months), Palmetto Bay (6.7 months, 6.9 months, Upper East Side (11.2 months, 12.5 months).
Median asking price has seen a largest jump in Upper East Side with a 11.5% increase to $1,199,000 followed by East Kendall’s 3.4% increase to $749,000. Reductions in median list prices were observed in Coral Gables and Pinecrest with 2.0% and 3.2% respectively.
